Even in a market as hot as this, a home sale is never a sure thing. From financing issues to inspection surprises, issues are going to come up. Here are three of the most common places where conventional deals fall apart, and where a cash buyer like us can save the day.
1. Financing Falls Through
There’s a reason why financing is number one on our list. It is by far the most common reason for transactions to fail between an accepted offer and closing day. Changes in employment, lender guidelines, or credit could result in the loan request being rejected.

When you’re selling to a cash buyer like us, financing is never an issue. We have the cash to close on the transaction and don’t need approval from a lending institution.

2. Home Inspection Reveals Major Problems
The home inspection can be a tense moment for home sellers knowing that inspectors are paid to find issues. Most of the time, the problems are minor, but they still mean paying for the repairs. In the case of major problems like foundation, roof, or plumbing, most conventional buyers will back away from homes that need this kind of repair.

When you sell to us, we’re prepared to overcome any house issues. In fact, we buy houses in any condition and you won’t need to pay for repairs.

3. Title Issues
Title issues like outstanding liens from contractors or the IRS can dramatically impact the sale process and even prevent the property from being sold.
We’re no strangers to working through title issues. In some cases, we will even pay outstanding debt and clear the liens as part of the buying process.

When you work with us, you’ll find we invested in creating win-win scenarios especially for homeowners with hard-to-sell homes. When we buy houses, our experience and our creativity allow us to always find a solution that ensures your sale goes through.

It doesn’t matter how prepared you are, when selling a home there are going to be things that come up which can unravel a transaction and put you back at square one. Here are three of the most common places where conventional deals fall apart, and where a cash buyer like us can save the day.

1. Financing Falls Through
This is by far the most common reason for transactions to fail. When your conventional buyer is denied the loan they need, at best it means a delay in the closing while they shop for a new loan. At worst, it means they’re out of the game and you need to start the process with another buyer.

When you sell to a cash buyer like us, financing is never an issue. We have the funds to close on the transaction and don’t need approval from a lending institution.

2. Home Inspection Reveals Major Problems
At today’s home prices, buyers expect a move-in-ready house. When the inspection reveals major problems like foundation, roof, or plumbing, most conventional buyers will back out.

When you sell to us, we’re prepared to overcome any house issues. In fact, we buy houses in any condition and you won’t need to pay for repairs.

A seller leaseback, also called a sale-leaseback or rent back, is a transaction in which the seller sells the property and then leases back the property from the new owner. Sellers benefit because they have more time to move out after selling their property and they get the proceeds from the sale which they can then use at the closing of their new property purchase.

Though we can close quickly, sometimes our sellers need a little more time to find their new home. We can do a leaseback when we buy to give our sellers the time they need.

Option 2: Copy & Paste (Use with single-image post) Not every home’s a fixer-upper, but all houses need occasional repairs and maintenance. These are the five most common fixes that every homeowner should know how to do to help keep your home in its best condition. 1. Clean porcelain shower tiles. Soak with a water-vinegar mixture for 5 to 10 minutes once a month for a deep clean, and scrub with a soft-bristled brush. Dry with a microfiber cloth. To keep tiles looking new, avoid bleach, wax, oil-based cleansers, and hard scrubbers which can scratch the gloss finish and age tiles prematurely. 2. Unclogging a sink. Even though it’s tempting, skip the chemical drain cleaners—they usually don’t fix anything. Most likely the culprit is a blocked P-trap. Check this U-shaped pipe under the sink by first placing a bucket underneath it and then unscrewing the pipe. 3. Replacing a faucet might sound complicated, but it’s easier than you think. Choose a new fixture that has holes in the same locations as the old one to ensure that it will fit properly on the sink. Take photos of the existing plumbing lines so you have a guide for putting everything back together. Be sure to shut off the water, then follow the manufacturer’s instructions. 4. Update your outlets. Loose outlets can be a fire danger and are important to replace. First, cut the power and use a voltage tester to confirm that there’s no electrical current running to the outlets. Remove the faceplate, and take notes or photos of which wires are connected to where on the outlet, then unscrew them. Screw your new outlet into place, and turn the electricity back on to test your work. 5. Repair sidewalk cracks. Cracks can happen from freeze-thaw cycles, ground movement, and improper pouring. It’s important to fill and seal the cracks to keep weeds and water out. Use a polymer sealant that is textured to blend with the sidewalk and adheres well to masonry surfaces. All you need is a caulk gun to dispense the sealant. Once dry, it forms a flexible bond between cracked surfaces that allows for shifting without breaking the seal. 📌 Save this post for later! âš¡ Follow us for more homeowner tips

This is a question we get often. Even though we can close on your house quickly, we can also work with your timeline. Our sellers never feel rushed to vacate their homes before they’re ready.

Option 1: Fill in the Blanks – Not Real Estate Agent
Thanks so much for following me here! For those of you who may not know me, I wanted to take a moment to introduce myself. My name is [first and last name] and I’m the owner/founder/operator of [company name]. [Company name] is a residential redevelopment company serving [city/area/county]. We help homeowners sell property that has become difficult to own or maintain for whatever reason. Even though I could have become a real estate agent, I wanted to do more than help people buy and sell houses. I saw how becoming a residential redeveloper real estate could help to transform neighborhoods and change lives. If you ever have any questions about real estate, don’t hesitate to reach out!

Bathrooms and kitchens are the two remodels that can raise the value of your home. In fact, you can recoup an estimated 50% of the cost of the remodel in additional value. Before you sink thousands of dollars into these projects give us a call first. We buy houses no matter the condition (even if the bathrooms need a little work). DM me to get a no-obligation cash offer!

Option 3: Copy & Paste
You’ll never recoup 100% of the cost of a bathroom remodel in additional house value. In fact, you may only raise the value by a few thousand dollars. Remodels not only take money, but they take time. If you’re not going to enjoy the new bathroom, and are only dining it to sell, why not save yourself the hassle? DM me for a no-obligation offer and see how competitive a cash offer could be.
